What is a 4 bed modular home?
A 4 bed modular home is a permanent four bedroom house that is manufactured as finished sections in a factory and assembled on prepared foundations on your site. The structure, insulation, glazing, services and internal finishes are completed indoors, away from the weather, so the time spent on site is far shorter than with a traditional build. Four bedroom modular homes are chosen by larger families, by households bringing an older parent to live with them, by people who work from home and need a separate office and by landowners or developers planning several family homes on one site. Each one is designed and approved as a new dwelling, in the same way as any other house.
Our 4 bed modular home layouts
Each layout below is a starting point. Rooms can be resized, glazing can be moved and the roof can be flat or pitched to suit your site and planning requirements. All four options can also be adapted to a three bedroom layout with larger living spaces if that suits your family better.
Option A, 148 square metres. A single storey four bedroom layout with open plan living. A mirrored version is available to suit the orientation of your site.
Option B, 144 square metres. A four bedroom layout that makes the most of a slightly smaller footprint.
Option C, 180 square metres. A larger single storey layout with more generous living space, also available as a mirrored version.
Option D, 200 square metres. A two storey layout that gives the most floor space of the four while using less ground, which suits narrower plots or sites where you want to keep more of the garden space to use. A mirrored version is available.
Single storey or two storey? Options A and C keep every room on one level, which suits families with young children, older relatives or anyone planning to stay in the home for the long term, but they need a wider plot. Option D gives the largest floor area on a smaller footprint, leaving more space for a garden or parking. Local planning policy can also affect the height and form of a new home, particularly in rural areas, so we look at this with you during the site visit before any design is finalised.

Built on light gauge steel for a home that lasts
A four bedroom house is a long term investment, so the structure underneath it matters. We build every home on a CE certified galvanised light gauge steel frame that is sturdy and more durable than timber and will not shrink, expand or move as the weather changes. The frame carries an 80 year structural guarantee, which gives you confidence that the home will still be standing well for your children and grandchildren.
Within that frame, insulation in the walls, roof and floor, airtight construction and double or triple glazing help a larger home hold its heat. You can choose electric panel heaters, a heat pump or underfloor heating, with mechanical ventilation where it is required. The steel contains 25% recycled material and is fully recyclable and factory construction produces 67% less waste than a traditional build. On the outside, composite, timber, stone or brick cladding helps a bigger home fit in on a street comfortably beside its neighbours.
How much does a 4 bed modular home cost?
Our 4 bed modular homes range from £207,200 to £300,000 for the standard specification, which is roughly €243,000 to €351,000 at recent exchange rates. The price depends mainly on the layout you choose, the floor area and the level of finish. Quotes are issued in sterling and VAT treatment is confirmed during scoping because it can differ between Northern Ireland and the Republic of Ireland.

How we design and build your 4 bed modular home
Most 4 bed modular homes take 12 to 24 weeks from the start of factory construction to assembly on site, depending on the size and complexity of the layout. Our directors, Niamh and Charlie Nicholas, oversee every project from the first conversation to the day you move in.
Site visit and brief. We visit your site, check access for delivery and cranes and talk through how many bedrooms, bathrooms and living spaces you need.
Layout and 3D drawings. We choose the best starting layout and prepare 3D drawings, adjusting rooms and glazing until the design works for your family.
Planning support. We prepare drawings for your planning application and work alongside your architect where one is involved.
Manufacture. Your home is built in our factory near Dungiven while foundations and services are prepared on site.
Installation and handover. The sections are craned into place, connected and finished. Then we hand over the keys.
